Planning estimate only—not a mortgage approval or prequalification. Results are informational, are not guarantees, and do not provide financial, lending, tax, legal, insurance, or investment advice. Actual qualification, rates, payments, taxes, insurance, mortgage insurance, HOA charges, and closing costs vary. Consult a licensed lender and other qualified professionals.

Closing costs and maintenance are shown separately from the loan payment. They are generalized planning inputs, not settlement figures, repair forecasts, or lender-required reserves.

Calculation notes: Gross monthly income = annual household income ÷ 12. The monthly housing allowance is the lower of the selected housing allocation or the selected total-debt allocation after recurring monthly debt. Home price is solved from that allowance using fixed-rate amortization plus the entered tax, insurance, HOA, mortgage-insurance, and maintenance assumptions, then compared with the cash-supported price. The lower result becomes the scenario price. No field values are submitted, transmitted, added to a URL, or stored after the page is closed.
