Seller Collection.

This page helps a seller explore potential professional fees and marketing choices. The existing strategy, education, proceeds, and FSBO resources remain fully available.

Three numbers.
One clear conversation.

Before comparing strategies, separate the pieces. That makes it easier to understand what is included, what may be optional, and what is negotiated independently.

01

Potential listing-firm fee

Compensation for pricing, positioning, representation, negotiation, transaction management, and the services included in the selected strategy.

02

Optional marketing investment

Property-specific enhancements such as cinematic media, expanded advertising, luxury print, preparation support, or a neighborhood launch.

03

Buyer-agent compensation

A separate, negotiable seller decision. The calculator includes an adjustable 2.4%–2.5% planning range so the potential total commission is visible.

Why consider
buyer-agent compensation?

Before touring a home, buyers working with MLS-participating agents generally sign a written agreement that identifies how their agent will be compensated. If a buyer must cover that amount directly, it can compete with the cash they planned for a down payment, closing costs, repairs, or reserves.

A seller-paid amount can reduce that friction and help keep the home financially workable for a broader pool of represented buyers. It is one lever in the overall offer—not a promise of more showings or a better result.

01

Reduce buyer cash friction

A negotiated seller-paid amount may allow a buyer to preserve more cash for the purchase and the move.

02

Keep the audience broad

Planning for the request helps the seller consider represented buyers with different cash positions—not just those able to pay their agent entirely out of pocket.

03

Compare offers by net

The strongest offer is not always the one with the fewest line items. Price, concessions, compensation, certainty, timing, and estimated net should be evaluated together.

A clearer comparison. A brighter decision.

Plan for buyer-agent compensation
This is a seller choice—not a required or standard fee. It can be adjusted, negotiated in an offer, or excluded from the illustration.
04
Add enhancements (optional)
Planning guide—not a quote. Percentages, budgets, inclusions, and estimates are preliminary, negotiable, and subject to the property, market, vendor, and campaign scope. Compensation is not set by law. Offering buyer-agent compensation is the seller’s choice and does not guarantee showings or offers. Final services, approved expenses, listing-firm compensation, and any buyer-agent compensation would be discussed and confirmed in writing.
